Palermo's seven floor plans at a glance:
- Model A: Two stories, with 20-foot ceilings and glass windows in the front of the house. Two bedrooms, office loft, 2.5 baths, upstairs sundeck, garage and private back yard (1,375 square feet).
- Model B: Two stories. Two bedrooms, 2.5 baths, upstairs patio, garage and private back yard (1,320 square feet). The Model B units are the ones with a wall that shields the view of the front door from the street. The wall has three square openings.
- Model C: Two stories, with 20-foot ceilings in the back of the house living room. Two bedrooms, 2.5 baths, upstairs balcony, garage and private back yard (1,275 square feet).
- Model D: Two stories. Two bedrooms, 2.5 baths, upstairs patio, garage and private back yard (1,286 square feet). The Model D units also have a small walled-off patio on the street front.
- Model E: Single level. One bedroom with small office area, one bath, carport and private front yard (831 square feet).
- Model F: Single level. One bedroom with office area, 1.5 baths, carport and private front yard (936 square feet).
- Model G: Single level. Two bedrooms, 2 baths, office area, carport and private front yard (1,131 square feet). All G Models are corner units.
There are: 33 Model A units, 18 Model B units, 17 Model C units, 15 Model D units, 16 Model E units, 12 Model F units and 6 Model G units.
Model A: There 33 of the Model A townhome units. The A units are two stories, with 20-foot ceilings and walls of glass windows in the front of the house. They have two bedrooms, an office loft, 2.5 baths, upstairs sun deck, private back yard and one-car garage. They are the largest of all the units at Palermo, with 1,375 square feet. The A models have a unique floor plan that includes high ceilings, loft, and the kitchen area with a huge island in the center of the first floor. The A units come in two versions, one the mirror image of the other. Model B: There are 18 Model B townhomes units, the second highest of the plans. You can tell the B models from the street because they have a wall — with three square openings — shielding the front door from the street. The B unit is two stories, with two bedrooms upstairs, 2.5 baths, upstairs sundeck, one-car garage and private yard. A handful of B units have backyard spas. The B units offer a great combined kitchen and dining room space in the back of the house, looking out on the private yard. Also unique is that the upstairs sundeck has railings on two sides, so you can look down to both the back yard and the street on the front of the house. Model D: There are 15 Model D town homes units. The D model's 1,286 square feet makes it the third largest of the plans, after the A and B models. You can tell the D models from the street because they have small front-yard enclosed patio areas, a unique feature for the two-story townhomes at Palermo. The D unit is two stories, with two bedrooms upstairs, 2.5 baths, upstairs sundeck, one-car garage and private yard. Please note that the layouts of the first floor of many D units differ from the plan shown here. The developer moved the powder room to elsewhere on the ground floor and replaced it with a closet. Also, some units have long kitchen counters, but others have a pantry that cuts down on the counter space. At least five D models have private backyard spas, about a fifth of all private pools/spas at Palermo. Model G: There are just six Model G villas. The G model is unique because it is the only two-bedroom unit that is a single story. This one floor unit has two bedrooms, two baths, office area, carport and private front yard. There are 1,131 square feet. All G Model villas are corner units. One owner recently put in a large pool in the front yard on one G model. The G units are at: 3558 Quiet Side, 3587 Quiet Side, 3697 Quiet Side, 3586 Sunburst, 3696 Sunburst and 3548 Foothill. Model E: There are 16 Model E villas. The E model is the the smallest of the condos. It is 831 square feet, or 105 square feet smaller that the one-bedroom F model villas. The E models feature one bedroom, office area, one bath, private front yard and carport. (Key differences between the E model and the bigger F model include: The E model has one bathroom rather than 1.5 baths, the rooms are smaller, the only bathroom is off the office area not connected to the bedroom. The F model has a walk-through closet that leads to full bathroom as well as a half bath off the office.) Model F: There are 12 Model F villas. The F model is 936 square feet. The F models feature one bedroom, office or den area, 1.5 baths, private front yard and carport. Key differences between the F model and the smaller E model include: The extra half bath, a larger den/office area, and a pass-through closet from the bedroom to the full bathroom.
