Vote on parking and solar is coming

Positively Palermo has learned that the homeowners association is holding a vote on allowing more types of parking in the driveways (which is presently restricted by the HOA rules to only certain driveways) and allowing solar energy panels on the roofs. Anyone who has more information or the ballot wording please send them along for posting here. Miss Penny Lane says: She's a lover of democracy.

The driveway parking is an eyesore to the community. Voting a big fat NO.

Totally agree with 8:58! We love Palermo looking clean and neat - we don't want a junkyard! Our unit has a short driveway and even though sometimes it is a pain not to be able to park in the driveway, I always make the effort to use guest parking spots. We should keep it that way.

I do hope that owners are not confused on these ballots in that our HOA is just "Putting it out there" to owner involvement but it not supporting or opposing together. I am very worried because there is such solid support for the board that people might vote Yes and think they are supporting our board, when the board has no opinion but according to what I was told are just letting "the people, us" decide to make such changes if We want. By voting No you are not voting against our wonderful board!!!!!!!!!! Please vote No on this parking thing!!!!

Another big fat NO on the issue of cars clogging up the streets. There are so many reasons to vote NO! Make sure you get your vote in by the deadline.

If your one of the few who have a long enough driveway then I see no problem with parking a second car.

Solar, sure! If it does not show from the street why not? They are building homes at Murano with solar starting in the mid $500's.

Who does not want a lower electric bill and be "green". Time to have some forward thinking.

@4:44 - you're wrong. I have a short driveway and have already voted "no".

The original parking rules were put in place for very good reasons - all tied in to the design of the homes and the community as a whole. The fact that a few people can't be bothered to walk a few yards does not mean the rules should be changed, or that the appearance of our community should be damaged.

@9:21. I'd thought VPM was now irrelevant.

My guess would be that the HOA board has received some requests from people who want the parking rules to be changed. The board could just say "no", the rules are the rules.

But by putting it to a vote, the board is asking the whole community what they think. By voting "no", the Palermo owners can provide a very strong message that the community as a whole wants the parking rules kept the way they are.

No to the driveway parking ... haven't we talked about this before? Yes to discussion on the solar panels, as long as they have no impact on the beauty of Palermo, that is, are invisible.

What about the owners that have two cars and have a long driveway. Will we still be able to park the second car in the driveway as long as we want and the other inside? Does that mean we have to pay for storage offsite for the outside car even though we have a really long driveway to park on. Seems like a waste of drive way space. Folks with two cars can't use the guest parking for the other car all the time. I vote YES to allow parking in driveways as long as they don't stick out onto the street.

@11:25 am. what "guest parking"? The marked parking spaces in Penny Lane, and elsewhere, is NOT "guest parking" - it is parking for residents with a second car and for guests. If you are one of the few with a long driveway as per current definition, you can park a second car in your driveway. Otherwise, you park in those marked spaces. You agreed to that by accepting the CCRs when you purchased your property.

re solar, sure it makes sense from a green perspective, assuming it can be installed to be essentially "invisible".

However, that is the technical question. The much bigger question is the legal implications that are discussed in the ballot. Currently the HOA is responsible for roofs. If you install solar on your roof the HOA obviously can no longer accept responsibility for maintenance of the roof. Hence the rather lengthy legal document that would become a part of your title that says you, owner, take over responsibility for your roof, that you purchase insurance to protect HOAS and neighbors in case a problem with your roof damages neighboring property, and so on.

Since that document becomes part of your property title, it could affect future resale.

In concept, solar would be good, but there are substantial implications for the individual homeowner.

Boy, 11:25, how can be out so much factually wrong info in one post ----there is no guest parking, anyone who has a shorter driveway or no driveway (us with car ports) and have twon cars use the street parking every day!, and you are only allowed by the CC&RS to park in driveways over 22 feet for three days in one sitting, and just leave the car forever as that would be rude to your neighbors.

Yeah, the rules are clear in the CC&Rs about the 22-foot rule. HOA can be sued if it allows people to violate said rule. Everyone bought knowing the rule' wasn't some change made after the fact.

People, can get straight, this vote is not about taking away something, it is about adding the ability of some to park legally in the driveways. The driveways are HOA property not owners but this would give owners more rights to that space for parking.

When you enter Palermo, the whole place looks great. A tidy, well cared for community. No parking in the driveways was one of the concepts that facilitated the original design of the community. To vote in favor of parking in driveways would be to vote against the original architectural design for the community. Vote "no", and then afterwards support the enforcement of the rules.

I agree wit 11:08 in that the design and appearance and views were planned out, and that is why only some can park (22 ft or more). It also must be said that some who break the rules also have garages full of things which is against the rules but I know harder to enforce.

8:33am, what I mean by guest parking is any space around Palermo that is not a driveway space. Any car space that is not a driveway space is guest parking. Those "guest" parking spaces according to the CC&Rs can't be used more than 3 days at a time just like in a driveway so where do you park a second car? You read the CC&Rs and get your facts straight. If that is the case then you are breaking the parking rules too! Besides, how is a parked car in a driveway beyond 3 days rude to a neighbor? That is so silly!!! If the neighbor can see the car for 3 days how is seeing it longer so much more rude. Get a life!

Travis's Palermo 92262 page on Facebook has the results, both things did not get the right amount of votes and were defeated by the homeowners; we supported one but not the other. I hope the board does more of this putting things out to vote.

Sad about solar, though it came with issues too. But I respect the community's voice and opportunity to take part in the process of decision making.
