Trash bin problems, once again. Where are the landlords?
Positively Palermo received this e-mail: "Hey Penny, Time to bring up a move out fee again already. Someone is moving out of a place on Sandy Point and is filling up the trash bin with furniture and junk. Can't we charge the bank that owns these Enterprise units a fee to pick up this trash? I pray the bin will be emptied tomorrow or with the long holiday weekend it will be overflowing for days. Anything out the bin will NOT be picked up and it's going to be mess on Sunday and Monday (holiday). An Enterprise unit renter on Breeze just weeks ago filled up the bin and was anything done? Or did our HOA fees go to support this one too? ... Please help. HOA fees are not meant to support rental activities such as this. I urge anyone to contact the bank (the address was on an earlier posting here) and tell them you think this needs improvement." Miss Penny Lane says: Thank you for your concern about Palermo.

Hi everyone. After reading this post I went to the bin and did some rearranging to get more trash in it. Yes, it was a dirty job but someone had to do it, right? The main problem is that someone threw out a piece of furniture with lots of drawers and they weren't placed in neatly. If they pick up the trash in the bin today, we might be fine until Tuesday. Everyone can help by not putting any more trash in it and use their own curbside container. Thanks.
So when some one that owns moves that is ok? The renters pay HOA dues which are included in there rent. Get a life people move and dispose of things. Not the perfect way to dispose of their trash, but havn't you ever moved? To who ever posted this I'll bet your having a fun weekend. REALLY !Happy 4th everyone!
No, the issue is that the rules for EVERYONE states you cannot throw bulk items out or leave them outside the trash containers. One person should not fill up the entire dumpster. That is just common sense and common courtesy. It is even more awful when it is done on a long holiday weekend where the regular household service has been moved to Tuesday from Monday.
Renters do not pay HOA fees, the owner does. Many Palermo homeowners are being rented out below the loan mortgage payment, as well. The fact is that these dumpsters are being filled by renters moving in and out. The move out or in fee would be paid by the owner as well - and it would be up to him to decide to pass it on to a renter and that would have to be in the lease. C'mon, do the right thing and treat your neighbors well by not abusing the dumpster.
Right, renters do not pay the HOA dues, the owner does. The owner must pay the dues whether they rent it out or keep it empty or just use it on the weekend. Some owners in place don't pay the HOA fee even when they have renters because they are going into foreclosure. I wonder how 9:28 would deal with that one? What is clear to me is that the renters here are the cause of the illegal parking, the trash problem and all these unregistered cars.
We are original owners from the start of the project and in town for a few weeks. I was shocked that this past Thursday there were so few garbage and recycling bins out - I think on our street I only counted 4 homes that had put their bins out. I do that think that is a big part of the problem - people using the dumpsters for regular garbage collection. Since we are speaking about garbage, has anyone seen the garbage cans by the big pool... I don't think they could be any fuller! Who empties those?
Good question. We were using the pool and the cans were overflowing. Trash was blowing out. Who removes the pool can trash and how often?
The cans at the pool were not emptied for a week or more. How much do we pay the cleaners?
The HOA fees are included in the rent for the 34 unsold unit.Therefore when the tennet writes the rent, part of these finds go directly to pay the HOA fees. I'ts really not rocket science.Hope this clears this up.No renters, no HOA fees.
Actually, to 11:46 the HOA fees were also paid when all the 34 units were empty.
Why did DRM let the trash cans in the pool area fill up like that? Have we cut back on the cleaning of the pool area?
Owners pay HOA dues. For renters it may be included in the rent or the owners must/have to pay. Move-in move out fees are how other HOA dues take care of it. Palermo should do the same.
To 448. well said. The last two "dumpster fillers" have been VPM/Enterprise renters who are said to sign lease agreements against this stuff. I ask: Is there a reason the HOA and DRM isn't making VP pay for this?
On May 6, the address to the new owner of the 34 units and undeveloped property was posted here. I urge those unhappy to directly contact them. No one can object to that. The address posted here last May was: NCB Development IX LLC, the bank's LLC, is in charge. The NCB contact info is Julie Mebane, Suite 900, 101 W Broadway, San Diego CA 92101.
Also the new bidder was reported to be Strata Equity Group of San Diego. You can go to the Web and find their address and send them concerns and praise about the management of the 34 units and other property. They surely would like to know. Hope this helps. Night.
Everyone who lives near the trash bins could help out by taking a bag from them and put in their own can for pick up tomorrow. I love living here.
I would ask those who come on here to attack the people who are raising issues about brutish behavior - illegal parking, cars without proper papers, throwing trash outside the bins - to remember those posting here are concerned about their community and have investments in it. Do not blame the messengers when it is brought up that a leasee is breaking rules or damaging property.
The furniture now has been pulled out of the dumpster and is just sitting there.
