I was pleased to see that our board appears to be a good group who are doing I believe, a very good job of representing all home owners. I attended the meeting over the phone, it appears
that we may see HOA fees go up around $20 per month. This will depend upon whether the decision to change trash pick up is adopted. By changing to dumpsters it looks like we can save around 25K per year, I for one do not mind walking my trash to a strategically placed dumpster. Thanks." We don't need the curb side - I use the big bins.
Save $25K per year? Get rid of it! People around here can use a little exercise carrying their trash to a dumpster.
$25K equals a saving of $214/unit/year or almost $18/month in HOA dues - as well as freeing up space in everyone's garage. This is a no-brainer, as long as the HOA/DRM can find suitable locations for the bins and create enclosures for them).
It is extremely unlikely that there will be a savings of $25,000.00 annually. The present quote is a best case scenario and does not take into account various foreseeable costs.
The Development was not intended to rely on dumpsters. There are two enclosures which are at capacity.They hold all the dumpster they can take. As well, they are frequently filled to capacity and overflowing within hours of pick-up! As a consequence, the not so pretty dumpsters will have to multiply and festoon our very limited visitors parking spaces.
As well, dumpster pick-up will have to be increased. The present quote is for 1 extra pick-up which is hardly sufficient.
Given that many of our residents are very particular and delightfully so! I doubt they will want a dumpster at the gate, which was one suggestion. If you don't like staring at garbage cans for days how about dumpsters forever;-(
Here are some likely additional and un-calculated costs:
additional pick-ups,
increased pest control - those desert rats and other vermin won't give up a tasty meal of Palermo Organics
additional maintenance picking up the garbage that doesn't make it into the unenclosed dumpsters
construction of enclosures
dumpster blight - they will rust quickly and require frequent painting
overflow of garbage (you won't pick up the doggy do you find how about the weeping smelly garbage?)
Please ask the Board to make reasonable inquiries into the actual cost of this plan!!!!
It is incorrect to say the Development wasn't meant to rely on dumpsters only. There was to be a large central dumpster near the club house area that just did not get built before all construction stopped. That is why we are having the overload problem now - that and because hardly anyone uses the curb side can service anyway.
I listened in and the board said they liked the idea but needed answers to questions before moving ahead, so they have this month to get them.
I think the garbage pick-up was established before the construction ended.Dare I suggest the extra dumpster near the club house was to hold trash from parties and other uses of the Club House until the next pick-up. Thus avoiding trash crisis that have occurred following social events. Hardly evidence that Palermo was intended to rely on Dumpsters - I don't want to live in Dumpsterville.
As us long timers remember, the construction stopped abruptly. Like that is why there is still a small area of the brick wall missing on the right hand side of the entry area on Indian Canyon. Adding the proper number of dumpsters is hardly dumpster ville. Get real with your arguments. The community trash bins in the central part of the community simply were never installed because of the stop-work order - that has lead to the present conditions and problems of dumpsters being overflowing because we do not have enough pickups. The street pick up of personal trash was added by the developer when they messed up and didn't put in community recycle bins along side them, so now we also have people throwing recyclables in the community trash dumpster. Having community recyclable containers is a must and should be added to the new location and I think to the present ones. This would solve the developer caused problem and eliminate any need for personal street side service. There also needs to be a green waste bin.
