'The talk' about Palermo's unsold units and vacant land

Happy Saturday, Palermo Palm Springs. We asked a real estate person "in the know" to find out the latest scuttlebutt about the sale of Enterprise's 34 condos and undeveloped land. Here's what we got: "Hi Penny, I've learned a few things but please remember this is just the talk of real estate agents and whatever happens to the property will be decided by the new owner. The broker selling the property for the bank is doing it as a package, all 30-some units, the vacant models and the vacant land. You can put the interested parties into two categories, one that wants to sell the units and develop the land; the other category are buyers who would sell the units and then also try to sell the land to a developer to complete the project. Some could decide to continue to rent for a bit as about $35,000 give or take is coming in every month via rents. One plan I heard being suggested is selling a group of units, say 10, at the beginning as to not flood the market. I even heard the advice being given that the ones on or near Indian Canyon, and some one-bedroom units, could be the first, but this would all be up to the new owner. Something for you all to watch out for is the planned amenities. The tennis courts because they are basically completed don't seem endangered but I have heard it suggested to one possible buyer that the third swimming pool and spa could be dropped. The new owner would have to get the city to approve of this change and it is possible that could happen, but the state Department of Real Estate would be a bigger hurdle on this. Hope this helps. I am in real estate and live live at Palermo and also heard that two kinds of buyers are out there.

It is pretty standard to still show a property even if there is an offer because things can fall apart down the road.
